Did you know that fall is actually one of the best times of the year to list a home? Late spring/early summer sees the most action from buyers, but fall is a period of the year in which buyers tend to be more serious, determined to buy a home and move in before the holidays hit.

1. Clean Off Summer


Summer’s weather can do a number on your home! Between the constant thunderstorms and fast-growing lawns, the first thing you need to do before listing your home in fall is deep clean. Focus outdoors where leaves and debris are likely to build up, and remember to clean those gutters! Consider pressure washing the driveway or any other part of your home that has succumbed to the constant moisture of summer, too. And don’t forget to clean your windows – and screens! – both inside and out. Summer rains have allowed more dirt and grime to accumulate there than you think, and restoring their sparkly shine will make your home look like it gets more natural light.


2. Invest in Autumn Flowers

One of the absolute best things about fall? Mums! Mums are a home-seller’s best friend; they come in a wide variety of colors and they’re practically maintenance-free. And not only do mums last forever, they’re inexpensive to boot. We love to place a few potted mums at the entryway of a home to provide a pop of color or even plant a few in empty beds to give a home a lived-in look. When everything else is starting to brown out in fall, mums are a great way to liven up the curb appeal of your home.


3. Adjust the Lighting

Don’t forget that autumn is the season in which the days get shorter. Your house needs all the help it can get in terms of lighting, so now’s a good time to consider adding some ambient outdoor lighting or additional modifications like can lights or a brighter chandelier. Before showings, turn on all lights (including lamps!) and crank them as high as they’ll go. Don’t forget about under-cabinet lights and bookcase/showcase lighting! Once dusk hits – which is when most buyers will schedule showings, by the way – you want your house to feel bright and lively, not dim and dark.
